Punyisa Oceana
Four six-bedroom homes at Natai Beach
Type B from THB 280M
Two ways to make the coast your home
Punyisa Oceana is designed as four six-bedroom villas by Natai Beach in Phang Nga, north of Phuket island. Type A occupies the first row on one level. Type B sits behind, with the home arranged across two levels.
Timber ceilings, stone surfaces and planted pavilions frame the planned interiors. The choice is about daily life: a generous beach-facing garden and one-level layout, or separate floors for living, guests, sport and entertainment.

Before you choose
Are all four villas directly on the beach?
No. A1 and A2 occupy the first row facing the beach. B1 and B2 sit behind them and have two levels. The masterplan shows their positions.
What is the main difference between Type A and Type B?
Type A keeps six bedrooms, living spaces and private leisure rooms on one level, with a larger beach-facing garden. Type B separates the main living floor from a lower floor with extensive sport and entertainment spaces, and has pools on both levels.
Does Type B have a lift?
Yes. A lift is shown on both Type B floor plans, alongside stairs. Its specification is set out in your villa offer.
What does the advertised area include?
The built-up figures include indoor, outdoor and service spaces, plus covered parking. They are not net living areas. We confirm the exact area of your villa in the offer.
What do the villas cost?
Type A starts from THB 290 million and Type B from THB 280 million. We send a written offer with today's price and terms for A1, A2, B1 or B2.
How are payments staged?
Eight payments: 5%, 25%, 15%, 15%, 15%, 10%, 10% and 5%. Construction payments are linked to the start of the specified works; the final payment is for land transfer and home registration. The signed contract sets the final terms.
What is included, and how much are the common-area fees?
Villas include 20 kW solar panels and a smart-home system. Common-area fees depend on land and villa size. We itemise furniture, equipment, taxes and other costs in your offer.
Are the images photographs of completed villas?
No. The images are project renderings, shown with the original plans. We send current site photos and the construction programme.
Is Oceana on Phuket island?
No. The project is at Natai Beach in Phang Nga, north of Phuket island. Road access from Phuket crosses Sarasin Bridge. Request the entrance location before arranging a visit.
What should I request before choosing a villa?
Ask for a current unit offer, complete floor plans, the confirmed area and inclusions, the construction programme, and the seller and ownership documents for that unit. These details should be checked against your purchase contract.
